Dear Landowner’s,

The annual meeting on April 12, 2025, elected Robin Blackmon, Tracy McCain, Jay Cochran, Christopher Harris, Steven Gregory, Rachelle Lee, and Marlin Rittenberry as the new Board of Directors. The President, Vice President, and Secretary are the same. At the meeting the profit and loss statement were discussed. With that being said, the association took approx. $117,000.00. We paid approx. $74,500.00 in utilities. We paid approx. $29,000.00 on maintenance labor and fees. We paid $10,800.00 in officer compensation. We paid $2,600.00 in insurance. The taxes were $1,350.00 to be filed. The legal fees were $8,100.00. The accounting equipment, which includes postage, office supplies, and QuickBooks was approx. $5,050.00. With that being said we paid out more than we took in. Going forward there will be an increase in assessments starting in July. Full time live in will increase to $100.00 and the part time live in will increase to $50.00 for the first lot no increase on additional lots. This will bring approx. $130,000.00 which should cover the increase in the utilities and maintenance costs.

On a good note, we would like to thank everyone who attended the annual meeting. We would love to see even more of you next year!

Spring is here! Please look out for snakes and keep piles of debris down. A friendly reminder if you do not cut your grass there is a no warning $250.00 fine that will ensue. We do understand certain circumstances please contact the Bord of Directors via the website (www.cedarpointla.com) or leave a note in the mailbox. We would also like to start clean up days once a month. We will post those days on the bulletin board. In closing, we would like to thank all the landowners for their hard work in cleaning up Cedar Point. We are not there yet but with your help we can achieve it.
